Restaurant property insurance for the kitchen and dining room

A restaurant account follows the kitchen, dining area, refrigeration, stock, employees, customers, and the time it takes to reopen after a loss. The building owner and the restaurant operator may insure different parts of the same address.

Access to multiple A-rated carriers, so we can compare available terms across different buildings.

Career insurance professionals who between them have written more than 10,000 policies.

Commercial property is the work this team has chosen to specialize in.

You’ll speak with an agent who can keep the building details, lease questions, and coverage terms in the same conversation.

The hood and kitchen lead the review

Cooking equipment, hood and suppression systems, fryers, grease ducts, ovens, refrigeration, and the fuel source all affect the quote. A wood-fired oven or heavy grease operation can change the carrier’s questions and inspection needs.

Tell us what cooks on site and how the hood is cleaned. I would rather have that detail early than send a restaurant account out as a generic retail risk.

Food and equipment are separate values

Business personal property may include food stock, smallwares, furniture, point-of-sale equipment, walk-in coolers, cooking equipment, and supplies. A landlord’s building policy doesn’t automatically cover the restaurant’s property.

Leased equipment, financed equipment, and tenant improvements need their own ownership and loss-payee review. Keep the equipment schedule and invoices close by.

The dining room still carries exposure

Customer traffic, slips, falling objects, parking, delivery areas, alcohol service, and food-related allegations affect liability. The restaurant’s sales, payroll, hours, seating, delivery work, and subcontractors can all matter.

A tenant shouldn’t rely on a landlord’s certificate as proof that the restaurant’s operation is insured. The restaurant needs its own liability policy and property limits.

A short closure can cost a lot

Business income may help with eligible lost income and extra expense after covered damage. The limit should account for sales, payroll, continuing bills, cleanup, permits, equipment replacement, and the time needed to pass an inspection.

Business income is commonly written for 12 months unless a longer period is bought. A hood or refrigeration replacement can take longer than the first repair estimate suggests.

What changes the restaurant premium

Construction, roof age, cooking type, protection systems, hood maintenance, electrical service, claims, sales, liquor exposure, limits, and deductibles affect the quote. An older flat roof can bring an inspection or a restricted roof settlement.

The menu matters too. A bakery, bar, full-service kitchen, and takeout counter don’t present the same account even when the seating area is the same size.

Drain backup and equipment need attention

Sewer and drain backup is excluded on most forms unless it is endorsed back on. Equipment breakdown from heat, electrical, or mechanical failure can also sit outside the property form.

Those are ordinary restaurant problems, not unusual ones. Put them on the list before you compare premiums so the quote answers the way the kitchen actually works.

Bring the kitchen details

Send the address, building or tenant status, construction, roof age, cooking equipment, hood and suppression information, refrigeration, sales, payroll, liquor service, claims, inventory, and lease responsibilities.

A rough equipment list is enough to begin. We can tighten the values once the operation and the building are separated.

What isn't covered?

Flood usually needs a separate policy. Sewer and drain backup is excluded on most forms unless it is endorsed back on. Equipment breakdown, employee injury, food spoilage, liquor liability, wear, and poor maintenance can need separate coverage or endorsements. For a quote, start here or call 330-486-8404.

Start with your building details

Send the address, property type, occupancy, and approximate value. If the roof age or loss history is handy, add that too. We can sort out the missing pieces by phone and show what each quote pays for.
