Tell us what is stored inside
The carrier wants to know the type, value, height, packaging, and movement of the goods. Plastics, paper, flammables, food, machinery, and general merchandise bring different questions. A warehouse holding a tenant’s goods may need a different arrangement from a company storing its own inventory.
I would rather see a plain storage list and the busiest season value than use a broad word like warehouse and hope it covers the operation.
The building is only one limit
Building coverage may address the structure and fixed property. Business personal property may address equipment, tools, inventory, racking, furniture, and supplies. Tenant or customer property needs an ownership and responsibility review.
Racking, conveyors, compressors, cranes, and production equipment can be expensive even when they are attached to the building. List them separately when the form calls for it.
Loading areas carry their own exposure
Dock doors, ramps, forklifts, yard storage, trailers, fencing, paving, and outdoor equipment can affect both property and liability. A building limit doesn’t always give those items full replacement value.
The lease may divide responsibility between the owner and tenant. Read the maintenance clause before deciding who needs the limit.
Machinery failure can stop the operation
Equipment breakdown from heat, electrical, or mechanical failure sits outside the property form on many accounts. A failed compressor, boiler, motor, or production machine can create damage and an income loss at the same time.
Ask how the policy treats the machine itself, the damage around it, and the business interruption. They may not all sit under the same coverage.
What changes the warehouse premium
Construction, roof age, stored goods, fire protection, sprinklers, electrical service, heating, forklifts, claims, limits, and deductibles affect the quote. Many carriers want an inspection or add a surcharge once a flat roof passes roughly 20 years, and some won’t write it.
A clean floor doesn’t answer what is in the highest rack or how the building is heated. Those details can move the terms quickly.
Income and customer property
Business income may address eligible lost income after covered damage. If you store goods for others, customers may expect coverage for their property, but that responsibility needs to be addressed by the contract and policy.
Business income is commonly written for 12 months unless a longer period is bought. A specialized machine or a delayed replacement part can keep a line down after the building is repaired.
Bring the operating details
Send the address, building value, roof age, construction, square footage, stored goods, equipment, sprinkler or alarm information, heating, loading, sales, payroll, claims, and lease duties. Tell us about hazardous materials, welding, or work done overnight.
The first quote can start with rough values. The more clearly the operation is described, the less the carrier has to assume.
What isn't covered?
